Most worn lots and drives do not need a full rebuild. A proper resurface gives you 10 to 15 more years at a fraction of the cost, if the base is still sound underneath.
Resurfacing, sometimes called an overlay, is 1.5 to 2 inches of new hot mix laid right on top of your existing asphalt. Done right, it makes a tired lot look and drive like brand new. Done wrong, it just hides the problem and fails in a year or two.
The trick is being honest about the base. We core, probe, and walk the lot looking for pumping, deep alligator cracks, and soft spots. If the base is still good, an overlay is a great spend. If it is not, we will tell you and bid you the real fix instead.
How the job runs
- Inspect the existing surface, check for subgrade issues.
- Mill or butt joint the edges at garages, curbs, and tie ins.
- Patch failed sections with base repair so the overlay has something solid to sit on.
- Clean the surface, blow off dirt, and apply tack coat for bond.
- Lay a full 1.5 to 2 inch mat of hot mix with the paver.
- Roll in three passes while hot for smooth finish and proper density.
- Restripe commercial lots once the surface has cooled.
An overlay usually wraps up in a day or two for residential and a few days for typical commercial lots. You get a fresh, smooth, black surface without the tear out cost or the long downtime.
