Asphalt starts breaking down the minute the sun hits it. Sealcoat is the wear layer on top that takes the beating so the binder underneath does not dry out and crumble. Skip it and small cracks turn into potholes, and the pavement gets brittle from the top down.

In Arkansas we get hot summers, UV heavy afternoons, and winter freeze thaw cycles that pry cracks open. A clean sealcoat every couple of years is the cheapest pavement maintenance there is, and it pays back many times over by pushing out the need for an overlay or rebuild.

How the job runs

  • Blow off the surface and power sweep dirt out of every crack.
  • Hand clean stubborn spots and treat oil stains with a primer.
  • Fill cracks wider than a quarter inch with hot rubber crack seal.
  • Edge cut around garages, curbs, and landscaping to keep the line clean.
  • Apply two coats of quality sealer, spray or squeegee based on the surface.
  • Block the area with cones and tape, let it cure 24 to 48 hours.
  • Restripe stalls and markings on commercial lots once sealer is dry.

We pick our days carefully. Sealer needs warm, dry weather to cure right, so we watch the forecast and will not put product down if we cannot give it a clean window.

Plan on 24 hours off for passenger cars, 48 hours for heavy vehicles. In humid or cool weather we may ask for a little more. We will give you a clear timeline before we start.
No, but we crack seal first so the sealer is not bridging open cracks. Anything wider than a quarter inch gets hot rubber crack filler. Anything alligatored or broken up needs patching before we sealcoat.
New asphalt needs to cure 6 to 12 months before the first sealcoat. Sealing too early traps the oils the mix needs to release. We will tell you when to put it on the calendar.
