A parking lot is a business tool. If it floods, cracks, or looks tired, customers notice. We build lots that route water where it belongs, handle delivery trucks and dumpster pickups, and lay out clean enough to hit every ADA and code requirement the first time.

We work around your hours when we can, staging in sections so parts of the lot stay open while we pave the rest. Most retail, office, church, and restaurant lots can be phased to keep your doors open during the work.

How the job runs

  • Site walk with you, review traffic flow, dumpster pads, and trouble spots.
  • Lay out phases so you can keep operating while we work.
  • Mill or strip failed sections, regrade soft spots, rebuild the base.
  • Lay hot mix in lifts sized for car traffic or delivery truck loads.
  • Compact with breakdown and finish rollers while the mix is hot.
  • Install or reset concrete curbs, bumpers, and dumpster pads as needed.
  • Stripe stalls, fire lanes, ADA spots, arrows, and crosswalks to code.
  • Final walk through with you and a punch list sign off.

We self perform paving, striping, and most of the concrete work, so there are fewer handoffs, tighter scheduling, and one point of contact from bid to final walk.

Most of the time, yes. We phase the work by section and schedule around your busy hours. For smaller lots we sometimes work overnight or on weekends to keep the doors open all week.
Yes. Stalls, fire lanes, ADA spots, arrows, stop bars, and curb painting. We use traffic grade paint and keep your layout consistent with code and the original traffic flow.
Car lots typically run 2.5 to 3 inches of asphalt over 6 inches of stone. Truck aisles, dumpster pads, and drive through lanes need more. We design thickness based on the actual traffic, not a template.
Depends on what is going on underneath. If the base is still solid, an overlay saves money and buys years. If water has gotten into the base and the subgrade is pumping, a tear out is the only real fix. We will tell you straight which one your lot needs.
